Julie has been a lawyer with Aitken Partners since 2009. She is a key member of our Aged Care and Retirement Living Team and is a part of the broader Commercial and Property Teams.
She has more than seven years experience in these areas and has worked on a variety of matters with particular expertise around all aspects of sales and purchases in areas such as:
- Residential and Commercial Conveyancing, Off the plan and multi level developments
- Drafting and negotiating contractual conditions
- Water Licence issues
- Owners Corporations Act 2006 compliance
Her recent experience includes:
- sale of residential, commercial and rural land;
- all aspects of commercial property including sales and acquisitions of land, subdivisions, unit development, and ‘off the plan’ sales
- acting for Henkell Brothers Australia Pty Ltd in relation to the sale of 9 multi-level inner city commercial buildings
- mortgagee sales for major banks
- ascertaining whether GST is applicable to a mortgagee, GST searches and advice regarding the A New Tax System (Goods and Services) Act 1999, investigations regarding the margin scheme
- dealings with contaminated land including investigations with the Environment Protection Authority, advice to clients and drafting contamination special conditions
- issues associated with adverse possession and structures built over property boundaries including advice to clients and drafting special conditions
- dealings with encumbrances registered on title including warrants, caveats, notices of action, second mortgages (and priority agreements), all dealings with the Land Registry regarding such encumbrances, advice to client regarding the encumbrances
- sales of owner builder properties including advice regarding the Building Act 1993 and builders warranty insurance, dealing with builders warranty insurance companies, applications for insurance including obtaining necessary building permits and building plans from Council
