There are a few avenues to terminate a commercial lease early, most of which will depend on the terms of your lease agreement.
One method of terminating a lease early is by mutual agreement (known as mutual surrender). This is usually executed by a Deed of Surrender that notes the terms and conditions of the lease’s termination.
When considering terminating your lease, you must consult any relevant Act and review the relevant clauses of the lease carefully and ensure you meet all requirements (such as providing adequate notice) before exercising any right to terminate.
